Balcony and deck repair

What the law requires

What is SB 326?

SB 326 (California Civil Code §5551) requires condominium associations with three or more units to have their exterior elevated elements inspected. The first inspection was due January 1, 2025, and the inspection repeats at least once every nine years.

The inspection itself is performed by a licensed architect or structural engineer. When the report identifies damage or deterioration, the association is responsible for getting those repairs made. That's where we come in.

Elements covered

  • Balconies and decks
  • Stairways and landings
  • Walkways and elevated entries
  • Railings and guardrails
  • Waterproofing and flashing

Applies to load-bearing elements more than six feet above ground that are supported substantially by wood.
